  • Finding You A Tenant

    We take many steps to get a great tenant in your property, including:

    • Online & in-office listing and advertisement

    • Scheduling regular showings with rental leads

    • Handling rental leads and giving them information on the property

    • Background checks, credit reports and verifications of all information during the application process.

    • Detailed reporting to you on all applicants so you can make an informed decision


Fees


  • Leasing Fee

    This covers our marketing and showing the property to prospective tenants, processing applications including credit and background checks, verifying employment, income, and rental history, and presenting all information to you to choose a tenant. Once we have an approved tenant signed to a lease, we collect 1/2 of the first month's rent only. After that,  the management fee is 10% of the monthly rent collected.


  • Management Fee

    This covers our day-to-day management of the property including collecting rents and handling any tenant issues such as maintenance requests. For this we keep 10% of the monthly rent collected.

  • Late Charges

    We charge late charges to the tenant on rent paid late, and we splitany money collected on these late fees with you 50/50. This is just on the late charges added to the rent, not the actual late rent collected. 

  • Lease Renewals

    When a tenant's lease is up and we sign that same

    tenant on for another year, we do not charge another 1/2 month's rent. We charge a flat $100 for renewing the lease, and this including a brief inspection of the property at the time of the lease

    renewal.
